Door stuck open
Safely, right now
- Leave it where it stopped. Don't pull it down by hand or keep pressing the button.
- Nobody walks, plays or parks under the door until it has been checked.
- Leave the red emergency release alone while the door is up: it can come down hard.
Door won't close
Safely, right now
- Give the remote a rest: each new try strains the opener and can bend the door.
- Don't step or reach under the door to move anything. If a bin, bike or snow is in the way, mention it when you call.
- Leave the safety sensors near the floor as they are: never tape them or bypass them.
Spring snapped
Safely, right now
- Don't lift the door by hand and don't use the opener.
- Nobody and nothing goes near the door: people, pets and cars stay clear.
- Don't pull the emergency release while the door is open. It can drop.
Car stuck inside
Safely, right now
- Don't drive into the door or try to force it open.
- If you heard a bang or the door feels heavy, don't pull the release or lift it. A spring may be broken.
- Plan on leaving the car where it is until the door has been checked.
Homeowners in Orchard Beach often ask whether their door has years left or is close to done. We tell you plainly. A door with sound panels and a good frame deserves a repair; a rusted, twisted or badly patched one is money better spent on a new door, and we explain which is which.

The fix, explained · Orchard Beach
What is the door doing?
EmergencyTorsion Spring ReplacementThe door starts to rise, gets about the height of your knee, then shudders and reverses.
The fix
Torsion spring replacement restores the counterweight that makes a garage door light enough to lift. A sectional door often weighs more than a fridge, and the spring above the opening carries nearly all of that load, storing energy as the door closes and releasing it as it opens.
Until then
When a spring breaks, the safe approach for the household is to leave the door where it is, keep people and vehicles clear, and avoid running the opener, which can damage the top section, the trolley or the gear drive.
Pull the manual release only when the door is fully closed unless a technician asks otherwise; a door disconnected while partly open can move on its own if the springs are out of balance.

EmergencyOff-Track Garage Door ResetYour car is inside and the door is stuck crooked across the opening.
The fix
An off-track reset is the visit that puts a crooked, jammed or hanging garage door back onto its rails. Sectional doors ride on rollers inside a pair of curved steel tracks, and when a roller escapes, the door racks sideways and jams.
Until then
Never run the opener on a door that is off its track or hanging crooked; every cycle drives the racked door harder into the rails and can pull the track from the wall or tear a hinge.

EmergencyGarage Door Cable ReplacementAfter years of slushy winters the cables look thinner near the bottom brackets, with rust streaks running down the door where they attach.
The fix
Cables are replaced as a pair, and there is a practical reason. Both went on the door together, have made the same number of trips and have sat in the same slush, so when one fails the other is close behind.

EmergencyExtension Spring ReplacementThe opener groans on the way up and the door slams the last foot on the way down, hard enough to rattle the windows.
The fix
Every extension spring should carry a containment cable, and replacement is the moment to make sure yours do. A containment cable runs through the centre of the spring and is anchored at both ends, to the rear hanger and to the bracket at the front of the track.

Book soonEmergency Release RepairSince the new door went in, the red handle has hung just below the ceiling, a stepladder's height above anyone in the household.
The fix
Beyond the repair, this service leaves every adult in the house able to use the release confidently. You see the handle pulled straight down with the door shut, the door lifted by its handle or a gripping point away from the panel joints, and the trolley clicked back together by pulling the cord toward the opener or running one…
Until then
Pull the release with the door fully closed whenever possible, and keep the opening clear as you do.
Lift a door by its handles or the gripping points on the panel face, never at the joint between sections, which closes as the door bends around the track.
Book soonGarage Door Opener Diagnosis and RepairThe wall button works every time.
The fix
Winter changes what an opener is asked to do. Grease in the gear case and on the rail thickens in the cold, rollers turn stiffly, and the bottom seal can freeze to the concrete overnight so the door is briefly glued shut.
Until then
Pull the release with the door fully closed whenever possible, and keep the opening clear as you do.
Never drive a vehicle at a closed door to get out; the door collapses and the stored tension in the counterbalance is released.

What the census means at the door
43%
Homes of every age. About 43% of homes in Georgina were built in 1980 or earlier, according to the 2021 Census.
Where housing is mixed, so are garage sizes: single doors on older lots, double doors on infill and newer builds. Spring pairs, cable lengths and opener strength are all sized to the actual door, and we carry the range to cover whichever door is in front of us.
83%
Mostly houses. Single-detached houses make up about 83% of homes in Georgina (2021 Census).
A detached house with its own garage is a natural fit for upgrades that need space: a jackshaft opener to free the ceiling, a high-lift door for a car hoist, or a wider door when a bigger vehicle arrives. The technician measures the opening and headroom and says what fits.

Book a spring, cable or opener repair in Orchard Beach.
The visit in Orchard Beach starts with the door secured and a walk around every part of it. The technician then shows you the worn part, the sound one beside it and the choice between them. Nothing is replaced for the sake of it, and nothing that is close to failing is quietly left out.

A walk-through of the door. You see what we see: the spring that has stretched, the cable that is fraying, the sensor that is knocked off line.
Care for what is stored. Bikes, tools, seasonal boxes and vehicles are moved or covered as needed, and put back where they were.
Choices that fit your plans. Selling next year, staying for decades or renting out: the right option depends on that, and we ask before advising.

Answers in plain language
Which lubricant is right for a garage door?
A silicone-based or white lithium garage door lubricant, sold for the purpose. Penetrating oils and general sprays are thin, attract dust and are gone in weeks; heavy grease traps grit. For the rubber bottom seal and weatherstrip, use only a silicone spray, since petroleum products attack rubber and make it brittle. Nylon rollers with sealed bearings need no lubricant, while ones with an exposed bearing can need a touch where their own maker calls for it. A small amount on each point, worked in by moving the door, is enough.
Can I keep using the opener until someone comes?
It is better to leave the opener alone. A racked door does not become straighter with another cycle; every press of the button forces the crooked sections deeper into the rails and strains the hinges and wall brackets. Unplug the opener or pull the red release cord if the door is fully closed, keep people and vehicles clear, and let the technician move it in a controlled way.
Why do bottom sections get damaged so often in winter?
Meltwater runs under the bottom seal during a thaw and freezes the door to the slab overnight. When the opener starts in the morning, it pulls on a door that is anchored at the bottom, and something yields: the section bows, a hinge tears from its stile or a cable jumps. Salt and slush thrown off the car then corrode the lower edge. Keeping the seal free of ice and rinsing salt away protects the new section.
What information helps when I call?
Whether the door is sitting crooked, jammed partway or on the floor; whether you can see a cable hanging loose, frayed or wrapped around the shaft; whether there is a spring above the door or springs along the tracks; the door's rough height and whether it is a single or double; and what happened just before, such as the door coming down on something. A photo of the drum end and the bottom corner is useful.
